Property Information:

1. Clause 6.1: There will be no renewal fees for the listing broker.
2. Clause 6.4: There will be no renewal fees for the Collaborator broker.
3. Conditions of the offer:

- A credit check will be required with the presentation of every promise to lease as well as an employment reference and last Lessor's reference.

- This is a non-smoking accommodation (Standard cigarette, E-cigarette, Cannabis or any other similar) And pets are not allowed.

- The lessee shall not paint the unit unless authorized in writing by the lessor.

- The lessee shall, at its expense and during the term of the lease, maintain liability insurance for at least 2 million dollars ($2,000,000) as required by the condo association. The lessee shall provide proof of this insurance before the date of occupancy. It is agreed that the lessor's insurance does not cover the personal belongings of the lessee.

- The lessee may not give or transfer this lease in whole or in part, to someone else without having obtained the prior written consent of the lessor.

- Subletting or short-term rentals of air b&b type are prohibited in the building.

- The lessee must comply with the regulation of the building, of which he will receive a copy following the acceptance of his promise to lease or before.

- The tenant will pay the first month's rent on the date of the signing of the lease.


4. Clause 4.3 (Deposit), of the residential promise to lease that will be accepted: the lessor authorizes the agency to take the necessary amount from the lessee's in trust deposit for the brokerage fees established in this brokerage contract. An amount equivalent to the GST and the QST will be added to the compensation by the lessor, through a wire transfer or check payable to 'Royal Lepage Du Quartier.

If a balance (between the deposit and the brokerage fees plus taxes) remains, it must be returned to the lessor.

5. "The tenant agrees to return the apartment in the same clean condition as it was received at the end of the lease, and to remove any personal belongings not provided by the landlord. If there is any damage caused by the tenant, the landlord is entitled to deduct the cost of repairs from the security deposit."
