Through different careers I have learned the importance of teamwork, mutual trust building and following the rules to the dot which helped me have the courage to start my own business Real estate industry always fascinated me and was a dream to start up my own business. I enjoy exploring new ideas and devising feasible solutions to broadly relevant problems. My colleagues would describe me as an authentic, resourceful individual who maintains a positive, proactive attitude when faced with adversity. Specific fields of interest in Commercial real estate include Property analysis, Market analysis and consumer behavior analysis. Assisting my clients in making the right decision to buy/sell/hold - Residential, Commercial and or investment properties. First time home buying could be stressful, I take care of this aspect, while my clients are busy with other equally important facet of their new journey. My Designation as SRS (Sellers Representative Specialist) helps me assist my clients to save Time, Effort and Money. My Fellow of Real estate Institute of Canada designation (FRI) empowers me with the skills and knowledge necessary to make the user and/or investor decisions in Commercial as well as Residential Real Estate. I have joined Certified Commercial Investment Member (CCIM) Institute as Associate Member to help me effectively assist Commercial Real Estate Users and Investors in three decision phases (acquisition, ownership, and disposition). Some of these skills are as follows: ? Determine the role of real estate in the overall investment portfolio by Factoring investor objectives and capabilities into the real estate decision-making process. ? Analyze various property types and describe the property acquisition process ? Apply and interpret the real estate and business cycle models to real estate decision making. ? Analyze the historic performance of properties, impact of leverage, lease buyout analysis ? Compare and contrast the advantages and disadvantages of various real estate acquisition entities. ? Analyze hold and disposition options. ? Conduct a user needs analysis, comparative lease qualitative analysis for a user, occupancy cost for a user/tenant and a user/owner. ? Compare and contrast real estate investment value and real estate market value and user acquisition value. ? Describe the marketing process and identify the key components of a marketing plan. ? Evaluate cost, structure, amount, and sources of debt and equity capital & Develop strategies for managing various types of risk. Finally, I Conduct and/or analyze a feasibility analysis including a strategic analysis, a market and competitive analysis, a political and legal analysis, a physical and design analysis, and a financial analysis for my clients.
