The Lessee must have in force during any Lease term a tenant insurance with a minimum of a 2,000,000$ civil liability. Proof of policy to be issued to Lessor at the signing of the Lease.

The tenant has the obligation to empty the dryer filter on a regular basis, since he recognizes that this is a fire hazard, and to raise the murphy bed on a daily basis, since he recognizes that failure to do so damages the mechanism.

The tenant must complete and sign the resident(s) identification and lessee in co-ownership forms, which will be given to the building administration.

The first month's rent is payable by the tenant when the lease is signed. The lessor requests that the last month's rent also be paid by the tenant when the lease is signed.

Inclusions: Air conditioning, refrigerator, built-in oven, stove, dishwasher, microwave, washer, dryer, curtains, blinds, built-in bookcase and desk + 1 chair, kitchen table + 2 chairs, Murphy bed with sofa and built-in storage, hot water.
