- Back part could be rent at 1500$/month,plus business tax approx 606$/month Approx
-conditional for tenant credit check satisfaction within a week of the promise to lease accepted
- The credit check on the lessee/tenant is of enterprise and/or person.
- No pets allowed.non-smokers are allowed.
- The security deposit of 3 months shall be required and paid by the tenant to landlord.
- A deposit of an amount per key shall be required and paid by the tenant to the landlord.
- The reference(s) of the previous landlord is required if available.
- The lessor/landlord has the right to visit said promised location with 24 hours advance notice.And immediate access without advance notice in cases of emergency.
- An insurance policy of the coverage tenant legal liability along with property damage insurance of 2 million dollars shall be required.
- A commercial lease contract shall be drafted by the landlord or his representative.
- The commercial lease contract agreement shall be agreed and signed by the lessee and landlord.
- All required clauses/stipulations&requirements in the commercial lease contract agreement must be satisfied,agreed,and signed by both parties before the tenant can take occupation of the premises(business permits,licenses,insurance certificates etc...)
- Any renovation and or modification to the layout of the permises requires written notification to the lessor/landlord and must be approved by the lessor/landlord.All related expenses shall be borne by the lessee(IE;Transfomation permit,professional fees etc...)
- Both parties agree to accept all related documents in English

Exclusions : Hydro,Taxes(municipal,business,school&any taxes),janitorial,maintenance services, utility bills,internet,business,school,Gst&Qst taxes,etc....are excluded. These cost should be borne by the lessee.Entire 2nd floor.
