RENTAL CONDITIONS:
The tenant must be approved by the owner. All documents provided by the tenant for a credit check will be at the tenant's expense.
The landlord will have the flat cleaned prior to occupancy.
The tenant will be required to pay the sum of $250 for the final cleaning by a cleaning company. This amount will be deducted from the security deposit.
We leave it up to the tenant to hire their own cleaning lady.
If the lease is not renewed, the tenant must honour all requests for visits, with a 24-hour notice 3 months before the end of the lease.
Smoking is not permitted in the unit. Smoking is permitted on the balcony or terrace unless otherwise
unless otherwise specified by the owner.
Pets are not permitted. Exceptions may be made with the owner's agreement.
Subletting is forbidden (under penalty of fine from the syndicate).
The tenant must provide $2,000,000 civil liability insurance.
It is strictly forbidden to make any modifications to the unit, under penalty of having to pay
to restore the unit to its original condition. The amount will be deducted from the security deposit.
The tenant must pay the landlord a one-month security deposit.
The security deposit will be returned to the tenant within a maximum of 15 days following their departure, once the premises have been returned to the landlord.
once the premises have been returned in the same condition as when possession was taken. If there are any breakages or damage (not due to normal wear and tear), the owner may withhold a sum from the security deposit cheque for repairs. An invoice for any repairs will be provided to the tenant.
Payment of the rent will be made by Interac or bank-to-bank transfer directly to the owner.
The tenant agrees to abide by the rules of the condominium and will be responsible for any fines incurred.
If a lift reservation is necessary, the tenant is responsible for moving expenses.
When the lift is reserved, an amount of $150 to $200 (block of 4 hours) and an additional $25 per additional hour must be paid to the landlord before moving in.
The landlord will provide 2 keys to the unit, 1 mailbox key and 2 door chips.
Lost key and magnetic chip fees will be charged to the tenant: $50 per lost key, $50 per lost chip.
Inclusions: Refrigerator, cooktop, built-in oven, dishwasher, washer/dryer. Blinds and curtains installed, light fixtures installed, wall-mounted TV and audio unit, access to building services at 801 rue de la Commune est (indoor pool, sauna, exercise room).
Exclusions : Hydro Québec, Internet, Cable TV, $2 million civil liability insurance. Move-in and move-out costs for the lift reservation.
