Terms and conditions:
1) A security deposit of $1000 + an amount of $200 to cover cleaning costs upon departure of the tenant (for a total of $2200) will be given to the owner's representative upon signing the rental agreement.

2) Pets prohibited

3) No smoking (tobacco, vaping, cannabis etc.)

4) Insurance - The tenant must take out civil liability insurance and give a copy to the LESSOR at the time of taking possession.

5) For residential purposes exclusive to tenants. Subletting prohibited.

6) DEPARTURE - The TENANT must notify the LESSOR or his representative in order to return the key and carry out an inspection of the property with the TENANT or his representative.

7) FAILURE TO TAKE POSSESSION - If the LESSEE fails to take possession of the premises, the LESSOR may immediately take possession and re-let the property according to the terms determined by the LESSOR. In this case the TENANT will waive his security deposit and it will be returned to the landlord.

8) FAILURE TO PAY - If the payment scheduled for the rental has not been collected by the LESSOR on the due date, or if a check is bounced, the LESSEE will be considered in default of payment, and will be known for having unilaterally terminated the lease without prejudice to the owner. The owner can then take possession of the rented property within the following forty-eight hours. (48 hours).

9) FIRE - The TENANT may not keep inside or outside the property any dangerous substances that could cause an explosion such as naphtha, benzene, gas, gunpowder, fireworks , nitroglycerin or any other dangerous substance, propulsion oils or chemicals.

10) REPAIRS - The TENANT may not carry out any repairs or modifications inside or outside the rented property without the prior agreement of the LESSOR.

11) CLEANING - It is the tenant's responsibility to cover the costs of final cleaning after leaving the premises.

12) Payments - The tenant will give the owner 1) a first check payable to: Les Immeubles Mont-Tremblant in trust covering the first month's rent as well as the amount of the security deposit and cleaning fees upon signing the rental contract , 2) a series of checks or a series of bank transfers for the balance of the remaining months.

Inclusions: furnished, equipped, generator (5100W) for essential appliances, appliances, internet, snow clearing for the driveway section, lawn mower, shed.

Exclusions : electricity, snow clearing of stairs and patios.
