Rent at the price of: $2400 per month
The first month is payable by Interac e-transfer to the real estate broker as soon as the rental promise is made between tenant and landlord and before the signing of the lease.
RESPECT OF THE PREMISES
The tenant agrees to respect the premises. Maintain cleanliness and not cause damage to the house.The owner undertakes to deliver the house to the tenant in a good state of cleanliness and the tenant undertakes to maintain the premises in the same condition as it was on arrival.
A visual interior and exterior inspection of the house every 6 months by the owner is mandatory, always in the presence of the tenant by notifying them 7 days in advance.
The landlord reserves the right to claim fees for the replacement of stolen, lost or damaged equipment during the rental period and the tenant agrees to compensate the owner for the amount of damages estimated by the latter. The tenant agrees to notify the owner of all damages or normal wear and tear of equipment in the house.
Equipment
Two controllers to be well kept,one for the garage door and a second for the air conditioning,including keys of dehumidifier in the basement.
Maintenance of the house and environment.
The tenant agrees to maintain the house inside and outside well.
Garbage must be placed in plastic garbage bags. These bags must be securely closed and placed in the large black bin outside the house.
Recyclable products (plastic, glass, paper) must be placed in the large blue bin outside the house.
Close all windows.
Lock all doors and windows before leaving.
Report any breakage or defects.
Tenant must keep the front and back yard clean and mow the lawn, the landlord will supply the lawn machine and the machine to cut the grass or (a lawn care switch) but paid by the tenant.
The tenant must remove snow at any amount from the rear balcony
The storage room in the basement remains locked at any amount, it is intended for the owner's personal effects and in winter it must be heated to 15 degrees only to prevent the pipes from freezing.
The tenant must check the humidity and temperature in the basement and in the garage.Rangefinders including dehumidifiers are provided by the owner, they must be on automatic mode and empty the tank as needed.
