Property Information:

This closed 1-bedroom unit located on the 9th floor with an unobstructed view of the Jacques Cartier Bridge and the river is offered semi-furnished (appliances and washer/dryer). The open-plan living, dining and kitchen area is bathed in light with floor-to-ceiling windows. Take advantage of the building's common areas, which include an indoor pool with wet and dry sauna, whirlpool, exercise room, outdoor pool, terrace and urban chalet. Located 4 minutes walk from the most beautiful streets of Old Montreal, 2 metro stations within 10 minutes walk, 2 steps from the river, private marina, bixi bike.

CONDITIONS:
If the lease is not renewed, the tenant must honour all requests to visit, with 24 hours notice 3 months prior to the end of the lease.
The tenant must be approved by the landlord. The broker will be responsible for checking the tenant's creditworthiness. The tenant will have to provide all the documents requested by the LESSOR for the credit study and the tenant will have to assume the expenses if necessary. Any tenant with a criminal record will automatically be refused by the LESSOR.
Moving expenses are the responsibility of the tenant for the reservation of the lift. An amount of $150 (block of 4 hours) and an additional $25 per additional hour must be paid to the LESSOR prior to occupancy. A deposit of $1000 for the move must be given to the building manager on the day of the move (to ensure that there will be no breakages by the movers). This cheque will be given to the tenant within 24 hours of the move.
The landlord will have the flat cleaned before the occupancy date.
The tenant must pay the amount of $250 (unfurnished 1-bedroom unit) for exit cleaning by a cleaning company. The amount will be deducted from the security deposit.

Pets are not allowed.
It is forbidden to sublet (under penalty of a fine from the syndicate).
It is forbidden to make any alterations to the unit under penalty of having to reimburse the

Any holes in the wall must be filled and repainted, at the tenant's expense, prior to the end-of-tenancy inspection.
The tenant will have to provide a civil liability insurance of 2 000 000 $.
The tenant must provide the landlord with a one-month security deposit. The security deposit will not be considered as the last month's rent.
The security deposit will be returned to the tenant within a maximum of 15 days following their departure, once the premises have been returned in the same condition as when possession was taken. If there are any breakages or damage (other than normal wear and tear), the owner may withhold a sum from the security deposit for repairs. An invoice for such repairs, if any, will be provided to the tenant.
Payment of the rent will be made by interac transfer (mkanho@hotmail.com).
Tenants agree to abide by the rules of the co-ownership and are responsible for any fines incurred.
The tenant will be charged for lost keys, magnetic chip or garage remote control: $50 per lost key, $50 per lost chip and $95 for the remote control. The amount will be deducted from the security deposit.

Exclusions : 2 million civil liability insurance. The chandelier above the dining room table shown in the photos will be replaced by the chandelier in the lounge shown in the photos.
