CONDITIONS:
If the lease is not renewed, the tenant must honor all requests to visit, with 24 hours notice 3 months prior to the end of the lease for a lease of 12 months or more.
Tenants must be approved by the landlord. The broker will be responsible for verifying the tenant's payment history.
The landlord will have the apartment cleaned prior to the occupancy date.

The tenant will be required to pay a cleaning fee of $250. This amount will be deducted from the security deposit.
We give the tenant the option of hiring a cleaning lady, in which case the cleaning must be to the landlord's satisfaction. Otherwise, $250 will be deducted from the security deposit.
Smoking is not permitted in the unit. Smoking is permitted on the balcony or terrace.
Pets are not permitted. Exceptions may be made with the owner's agreement.

Subletting is forbidden (under penalty of fine by the syndicate).

It is forbidden to make any modifications to the unit, under penalty of having to reimburse the owner to restore the unit to its original condition. The amount of the penalty will be deducted from the security deposit. The owner will provide the tenant with an invoice for the work done.

Tenant to provide $2,000,000 liability insurance.

The tenant must provide the owner with a one-month security deposit.

The security deposit will be returned to the tenant within a maximum of 15 days following their departure, once the premises have been returned in the same condition as when possession was taken. In the event of breakage or damage (other than normal wear and tear), the owner may withhold a sum from the security deposit cheque for repairs. An invoice for such repairs, if any, will be provided to the tenant.

Payment of rent will be made by interac transfer or bank-to-bank transfer directly to the owner.

Move-in fees charged by the condominium are at the tenant's expense.

Tenants agree to abide by the condominium rules and regulations and are responsible for any fines incurred.

The landlord will provide 1 condominium key, 1 mailbox key, 1 storage key, 1 door chip. Additional chips will be ordered directly by the tenant from the building administration and additional keys will be duplicated directly by the tenant with the landlord's authorization.
The tenant will be charged for lost keys and magnetic chips: $50 per lost key, $50 per lost chip. The amount will be deducted from the security deposit.


If the tenant must terminate his lease during the term of the lease, he must notify the owner with 3 months' notice for a 12-month lease before the end of the lease and pay one month's rent as a penalty. The month's rent penalty must be paid at the time the lease termination is agreed.

Inclusions: Household appliances: refrigerator, cooktop, built-in oven, dishwasher, washer/dryer.

Exclusions : 2 million in liability insurance. Hydro Quebec, internet, cable. Moving expenses for elevator reservation.
