RENTAL CONDITIONS:
No smoking in the unit.
No smoking on the balcony.
Pets are not allowed.
Subletting is forbidden (under penalty of fine by the syndicate).
A security deposit of one month's rent will be required on or before occupancy.
The landlord will have the apartment cleaned prior to occupancy.
The tenant will be required to pay $250 for exit cleaning by a cleaning company.
If the tenant does not clean the apartment, $350 will be deducted from the security deposit.

Tenants must be approved by the owner.

Tenants agree to abide by the building's rules and regulations and are responsible for any fines incurred.
The security deposit will be returned to the tenant within 15 days of departure, once the premises have been returned in the same condition as when possession was taken. In the event of breakage, damage or loss of keys, chips and garage handles, the lessor may withhold the amount from the security deposit before returning it to the lessee at the end of the lease and after checking the premises.

The lessor will provide 2 entrance keys, 1 mailbox key, 2 chips and 1 garage handle.
Additional chips and garage handles will be ordered directly by the tenant from the building administration and at the tenant's expense with the landlord's authorization.
