The following conditions must appear in any promise to lease:
The tenant(s) will have to submit to a credit check and a background check (including references
from former landlords) with Oligny and Thibodeau, and must submit a proof of financial capacity
(proof of employment, or other) with references, to the satisfaction of landlords.
The tenant(s) must submit proof of home insurance with civil liability of $2 million for the
duration of the lease and proof of change of account with Hydro-Québec before occupancy of the premises.
It is strictly forbidden to rent the apartment short term (Airbnb and other) and no subletting
without the approval of landlords. Smoking is strictly prohibited (including cannabis), as is the cultivation of cannabis in the apartment. Animals are prohibited except for a cat.
The tenant(s) must respect the building regulations and any contravention of the syndicate will be the sole responsibility of the tenant.
A security deposit equal to one month's rent shall be held until after verification of premises, that there is no damage beyond normal wear and tear. Moreover, the lessee is to respect the premises and return it in the condition it was received, beyond normal wear and tear. Any damage
done to the apartment or its furnishings shall be the sole responsibility of the lessee and shallbe deducted from the deposit.
One cat or small dog could be permitted with an additional 500$ pet damage deposit in addition to the security deposit, which shall be applied towards any damage caused by the pet or any damage beyond normal
wear and tear.
