The lessee will have to sign the Notice of Disclosure before signing the PL. Kindly add the conditions in the addendum to the PL. The commission is based on a maximum of 12-month basis. All visit requests must have at least 48 hrs notice.

3. The lessee will have to submit a credit report to the satisfaction of the lessors and the building management, including proof of income and letter of full time employment. Should the potential lessee fail to provide the said above requirements within 3 days following an accepted offer, the lessor could unilaterally render the promise to lease null and void by sending a written notice to the potential lessee via their real estate broker. The parties expressly agree that the annulment of the promise to lease by the owner shall take effect from the time of sending of said notice by email to the potential tenant via their broker.
4. The lessee has to submit to the lessor a civil liability insurance of $2 million before Lease signature and maintain it throughout the lease period.
5. The lessee has to submit a proof of Hydro Quebec account (activated as per occupancy date) before Lease signature.
6. The lessee is responsible to pay moving in/out fees as set by the building syndicate/management.
7. The lessee has to approve (sign) the rules and regulations of the building (by-laws) before lease signature. Should fines be billed to the owner for the violation thereof, the lessee has to pay them in full and with immediate action.
8. The lessor shall provide 2 sets of keys and 2 fob to the lessee. The lessee shall be responsible for the keys and fobs in case of loss.
9. The lessee may neither give away, transfer or otherwise assign the present lease in whole or in part, nor allow any change to affect the present lease without having obtained the prior written consent of the lessor. The lessee does agree that any form of sub-leasing or lease transfer must be authorized by the lessor. Airbnb and short-term leasing are prohibited.
10. It is agreed by the lessee, that upon expiry of the lease, the condo must be given back in the same condition as when the tenant took possession except for normal tear and wear. Any damages caused throughout the term of the lease shall be the responsibility of the lessee to pay for.
