The tenant acknowledges that the file must be approved by the condominium administration.

The tenant agrees to obtain a $2M liability insurance prior to occupancy and to maintain it for
the duration of the lease.

The tenant acknowledges and agrees that the condo is strictly a non-smoking one for his use and
his invited guests (including cigarettes, cigars, cannabis, or any other substances).

The cultivation and consumption of cannabis, whether indoors or on the balcony, are strictly
prohibited.

The tenant acknowledges and agrees that the condo is pet-free.

Short-term rentals, such as Airbnb or similar platforms, are strictly prohibited.

The LESSEE may not sublease or transfer the lease without obtaining prior written consent from the
owner.

The LESSEE agrees to make monthly lease payments via electronic transfer for the duration of the
lease term.

The tenant will be responsible for any penalties incurred due to non-compliance with condominium
regulations.

The LESSEE is obligated to act responsibly and avoid disrupting the peaceful enjoyment of
neighboring residents.

All moving expenses (moving in and moving out) will be the exclusive responsibility of the tenant
to pay.

The first month's rent is payable upon signing the lease via bank transfer to Royal Lepage
