9.The tenant must pay the first month's rent upon signing the lease;

Except for normal wear and tear, any damage will be repaired at the TENANT'S expense before leaving the premises;
11. The tenant will be responsible for paying any penalty due to non-compliance with the regulations and the declaration of co-ownership or any costs due to the loss of the key/remote control/chip;
12.The owner must have access to visit the condo with 24 hours notice.
