Property Information:
The owner confirmed with me that he can rent his house to several tenants without relation, but each tenant must be responsible for 100% responsibility of lease. For example, if one tenant leaves, the other two tenants must pay all rent till the end of the lease. If you agree with this:

ID card (front and back)
Tax notice (2 years)
Bank statement (2 months)
If the tenant is employed, employment letter, payslips (3 months)
If the tenant is self-employed, business number, proof of company income (if possible)
Each of you send your own documents to me by your own email.
Any promise to lease is conditional to the approval by the LESSOR of: credit check report + proof of employment (letter of employment and last 2 pay stubs) and/or verification of solvency, all to the satisfaction of the owner will be required. If applicable, references from a previous landlord are required.
A full pre-lease report with OLIGNY THIBODEAU payable by tenant (49$ +tx) will be provided with any offer. LESSORS must declare that they are satisfied before signing the lease.
Some following conditions form an integral part of the lease agreement:
-Minimum 1 year lease.
-If the offer is ACCEPTED, the tenant must provide proof of home insurance (civil liability and personal properties) of $2M to the Lessor prior to taking possession and maintain it throughout the lease.
-Tenants or visitors can not smoke including cannabis and vaping. All cultivation of drugs and cannabis is prohibited inside or in backyard of the property.
-It is strictly forbidden for the TENANT to sublet the property in the short term, for example via Airbnb or similar platforms.
-The first month's rent is payable upon signing of the lease.
-Lessees are required to maintain quiet during their stay. They have the right to host parties on special occasions but must ensure no noise is made after 9:30 p.m.
-No painting or renovations unless otherwise agreed upon by the Lessor
-No pets unless otherwise agreed upon by the Lessor.
-The tenant is responsible for the collection of waste, recycling and compost.
-The tenant is responsible for snow removal, landscaping, lawn maintenance, and leaf pickup
-The tenant pays for electricity, heating, hot water, and internet
-Residential rental only, commercial activity is prohibited, daycare is prohibited
-A Hydro-Québec electricity account confirmation must be provided before occupancy
-Changing locks is prohibited without the owner's consent.
Inclusions: Washer and dryer, wall-mounted air conditioner, stove, refrigerator, range hood and microwave, dishwasher, air exchanger.Includes basic furniture: a large bed, nightstand, desk, TV stand, sofa, and 4 chairs.
