* RENTAL CONDITIONS *
- The LESSOR requires a minimum lease term of ONE (1) year. The initial lease shall not extend beyond June 30, 2026, as the maximum allowable end date.

- The TENANT shall provide proof of employment/income/funds to the LESSOR, to be reviewed by the LESSOR.
- The TENANT shall provide to the LESSOR, proof of Hydro-Québec account for the PREMISES before the move in date.
- The TENANT shall return the PREMISES and/or the appliances and/or the furniture, if applicable, to the LESSOR to the same state as at the commencement of the lease, excluding normal wear and tear.
- If appicable, the TENANT agrees to be responsible for the regular maintenance of the lawn and the removal of snow from driveways, walkways, and other applicable areas of the PREMISES throughout the duration of the lease. This includes ensuring that these areas are kept in good condition and meet any local regulations or requirements.
- The TENANT is responsible for the proper care and safekeeping of all accessories provided by the LESSOR, including but not limited to, keys and garage door opener. The TENANT agrees to maintain these items in good working condition, prevent their loss or damage, and return them to the LESSOR at the end of the lease term. Any costs associated with the loss, damage, or replacement of these items shall be the responsibility of the TENANT.
- The LESSOR and/or their BROKER reserves the right to visit the PREMISES upon providing notice of at least 24 hours (in the event of a visit if property is listed for rent/sale) and the TENANT agrees to permit such access.
