Conditions of lease:
1. Satisfactory credit report (at lessee's expense), report from CORPIQ or Thibaudot et Oligny
2. Letter of employment and references (including start date, salary and latest pay stub showing year to date earnings)
3. Reference from previous rentals required for history of payments.
4. Proof of $2 million of liability insurance prior to occupancy
5. No smoking or vaping (including the use and cultivation of cannabis or any other illegal substances)
6. No short term air bnb style rentals or short term subleasing allowed
7. Lessee shall not sublease the apartment without Lessor's prior written agreement
8. Pets to be discussed
9. Lessee is not permitted to paint or make modifications to the immovable without prior written consent of the lessor.
10. The Lessee will be responsible for any expense related to loss of keys or remote controls
11. Lessee agrees to submit post dated checks for the duration of the lease
12. At the end of the lease, the property shall be returned in the same condition in which it was delivered, including all the inclusions as well as the normal usage of the flooring.
13. If the lease is not renewed, the LESSEE grants the LESSOR or BROKER the right to show the PREMISES at any reasonable time, with appointments to be arranged at least 24 hours in advance.
