Already rented for the 2024-2025 ski season, available now from August to October 2024. Splendid property with integrated garage & outdoor spa. Features 3 bdrm, 2+1 bathrooms and a large mudroom. All other lease terms are at the discretion of the lessor.
A) It is strictly forbidden to smoke any substances of any kind in the premises.
B) Pets may be allowed only on approval of the LESSORS. Conditions will apply in the event of a pet presence.
C) The LESSEE will have to transfer the Hydro account to their names for the possession date. Should the LESSEE not be a resident of Quebec, the lease price will be increased to include heating and electricity.
D) The LESSEE will have to provide a tenant insurance policy prior to possession date.
E) Payment terms as follows; A non-refundable deposit of $ 4,000 at the signing of the rental agreement, a post-dated check on the date of possession representing 50% of the balance of the rental amount and another post-dated check one month after the date of taking possession for the total balance of payment.
F) SECURITY DEPOSIT - With the lease, the TENANT will remit to LES IMMEUBLES MONT-TREMBLANT in trust a refundable deposit of two thousand dollars ($ 2,000) postdated on the date of taking possession in order to compensate for any damage that may occur in the leased premises during the term of the lease. The deposit will be returned to the TENANT (maximum of 10 days after the end of the lease) after inspection of the premises by the LESSOR or his / her representative and after payment of all invoices for which the tenant is responsible. The deposit does not constitute a settlement of damages for the LESSOR, in the event that the amount of damage is greater than the said deposit of $ 2,000 to which, if applicable, the RENTER undertakes by this rental contract to pay all repair costs. The Agency cannot, at any time, be held liable by the LANDLORD or the TENANT for any fault resulting from its acts, errors or omissions in the management of the security deposit, with the exception of damages attributable to its intentional fault or gross negligence.
G) The Agency and the broker involved herein are simply acting as reference broker in this contract and are remunerated solely as such. In the event of a conflict after a lease is signed between the LESSOR and the LESSEE, the Broker will not be able to intervein and can only act as a witness for the LESSOR. All other services relating to the Leased Premises will be the responsibility of the LANDLORD or his property manager or any other representative he has mandated for this purpose.
